There are two parts to a 3 Day transaction; your purchase and your sale. First, you will purchase the property, with Bridge the Gap Funding funds. Second, you will sell the property to an end-buyer within 3 days. You keep nearly all the profits! Remember that your end buyer’s money needs to be in trust with the title company BEFORE Bridge the Gap Funding will send funds for your purchase, so both transactions can happen quickly. Our 3 Day Transactional Funding program is perfect if you already have your purchase and sale ready to close.

Funding Fee: 1% of loan amount (minimum fee $1,500)
When approved, Bridge the Gap Funding will fund the full purchase price of the property. You will be responsible to pay for any title fees that the title company will charge on your purchase transaction as well as any earnest money required to acquire the property. These amounts will be returned to you when you make your sale the next day to the end buyer.
Please use the same title company for your purchase and for your sale. The end-buyer’s money must be deposited with the title company to complete your sale transaction before we wire funds to your title company to complete your purchase.
